We have used Luke to carry out our FRA’s on approximately 30 HMO properties. Luke is extremely reliable and very commercial. He spent time educating our builders on how to ensure everything complied with regulations and it means we have very few findings on our properties due to Luke’s time and expertise. I could not recommend Luke enough.

PAT testing (or Portable Appliance Testing) is a required process of inspecting and testing electrical appliances for faults to ensure they are safe for sale or use.
PAT testing is now formally referred to as Electrical Equipment Testing (or EET)
A PAT test must be carried out by a professional with the necessary training, knowledge and qualifications to identify possible safety hazards and electrical faults.
There is no strict legal requirement for how frequently PAT testing must be carried out. General guidance would suggest that low-risk equipment, such as office equipment (laptops, printers, etc.), should be tested every 2-5 years, while higher-risk equipment, such as kitchen appliances, should be tested every 3-12 months.
While PAT testing is not a legal requirement for homes or offices, it is frequently an insurance requirement. Many lenders or insurance providers may mandate that regular and recorded PAT testing is carried out for commercial, landlord or renters’ insurance policies. You may find that claims are potentially denied if regular PAT testing records are not provided.
If you are looking for a PAT testing service provider for your residential or commercial property, call Absolute Property Surveys today.
