Electrical Condition Reports (EICR) are a form of inspection carried out to assess the condition of a property’s electrical systems. This will include a comprehensive assessment of the safety and operation of plug sockets, wiring, fuse boxes, light fixtures, and switches.
Our team of qualified experts carry out 3- and 5-year fixed wiring electrical testing services to ensure that your property remains compliant with BS 7671 18TH Edition regulations.
We work with experienced electricians in your area as part of the competent persons schemes ‘NICEIC / NAPIT’ that ensure the highest standards of electrical work during regulatory inspections & testing.
By law, all landlords must have electrical condition reports carried out at least every 5 years to comply with ‘The Electrical Safety Regulations 2020. Commercial premises also have a legal responsibility under the ‘Electrical at Work Regulations 1989’ & The Health & Safety at Work Act 1974 to carry out fixed electrical testing at the appropriate intervals.
An Electrical Condition Report (otherwise referred to as ECIR – an Electrical Installation Condition Report) is a formal inspection and documentation that aims to assess the overall safety and condition of the electrical systems in a property. An Electrical Condition Report looks at the fixed electrical installation in a property, including:
- Wiring and circuits
- Consumer unit (fuse box)
- Sockets, switches, and light fittings
- Earthing and bonding
- Any signs of wear, damage, or unsafe work
Once you have received the results of your Electrical Condition Report, you will see that the outcome is based on a coding system that breaks down any issues that have been found. These include:
- C1 – Danger present: Immediate risk of injury, urgent action required
- C2 – Potentially dangerous: Could become dangerous, needs fixing ASAP
- FI – Further investigation required
Something isn’t right and needs deeper inspection - C3 – Improvement recommended: Not unsafe, but could be upgraded
