What is a fire risk assessment?

A fire risk assessment is a methodical inspection of a building in order to assess its fire risk
and offer recommendations to make the building safer, if necessary.
5 steps to a fire risk assessment:

– Evaluate, remove or reduce the risks.
– Record the findings, prepare an emergency plan and provide training.

Do I need a fire risk assessment?

As the responsible person you have a duty of care to the residents and staff associated with your premises to have a fire risk assessment completed periodically to reduce the risk of a fire occurring within the premises.

By law if you employ 5 or more members of staff you are required to carry out a fire risk assessment of your business premises and implement and maintain a fire safety management plan. A fire risk assessment should only be completed by a person competent to do so. Am I responsible for the fire safety of a premises?

– Responsible for a part of a dwelling where that part is solely used for
business purposes
– A landlord or managing agent of a HMO property.
– A charity or voluntary organisation
– A contractor with a degree of control over any premises
– Providing accommodation for paying guests.

When should a Fire risk assessment be completed?

A fire risk assessment should be reviewed typically every 12 months. However, there may be circumstances when this time frame may not be appropriate.

You should review your fire risk assessment if any of the following apply:
– A change of use occurs at the property.
– A change of numbers / personnel occurs at the property.
– Alterations have been made to the property that could affect the safety of the
building users.
– Any other change occurs that could affect the fire safety of the building users.
